The following is the current list of “Contributing Dwellings,” as defined in Chapter 40, Land Use Administration, Section 40-3, entitled “Definitions,” added pursuant to Borough of Mountain Lakes, New Jersey Ordinance 08-12, as amended pursuant to Borough of Mountain Lakes, New Jersey Ordinance 02-17. This list has been established by the Mountain Lakes Historic Preservation Committee based on information available to it as of this date and is subject to compliance with the requirements for a “Contributing Dwelling” pursuant to the definition provided in the ordinance.
The “Bulk Incentives Effective Date” for all Contributing Dwellings under the ordinance is August 11, 2012, except for the Contributing Dwellings that are noted with a double asterisk (**) in the “Hapgood, Belhall or Other” column in the list below.
Identification of Contributing Dwellings as “Hapgood, Belhall or Other,” as well as “Hapgood Builder/House #” and “Year of Construction,” are taken from the 2005 National Register of Historic Places Registration Form for the Mountain Lakes Historic District, except that in certain cases, where the Committee believes the information in the Registration Form for any particular dwelling is not correct, what is believed to be the correct information is provided and the original information from the Registration Form is noted in a footnote. Other information from the Registration Form for any particular dwelling may not in all cases be entirely accurate and is subject to further verification. “Year of Construction” in particular may not necessarily correspond to the actual dates of physical construction of the dwelling, and actual examination of title records for each home may be required to determine a more accurate date.
Click here for an explanation of why dwellings that are listed as “Contributing buildings” in the 2005 National Register of Historic Places Registration Form are not included on this list. In most cases this is attributable to the fact that the dwelling was demolished, destroyed by fire, or so substantially altered during renovations as to no longer retain sufficient elements of its original historic character to qualify as a “Contributing Dwelling” under the ordinance.
